UK: Spacemade has partnered with Howard de Walden to open the estate’s first flexible workspace, in Marylebone.

Howard de Walden owns more than 800 buildings across 92 acres of Marylebone in central London. In partnership with Spacemade it will deliver around 10,000 square feet of new flexible workspace, housed in two existing buildings at 34 and 36 Queen Anne Street, one of which is Grade II listed. The new workspace will have room for 200 members and will incorporate luxury lounges, a meeting room suite, private offices and beautiful period features.

The deal marks Spacemade’s 11th location in the UK and boosts its portfolio which includes a collection of private offices with CBRE IM at 10 Brindleyplace, Birmingham’s largest office development; and Park House, the luxury repositioning of a prime building in Leeds city centre.

Dan Silverman, co-founder of Spacemade, said: “Property companies old and new are adapting to the changing world of work, as both individuals and businesses seek out more flexibility. We are hugely excited to be partnering with the Howard de Walden Estate to create an aspirational, design-led flexible workspace product for their West End portfolio. We are enabling the Estate to offer the flexibility and lifestyle occupiers are demanding in Marylebone. We plan to continue expanding our city centre portfolio in London and other regional locations while continuing to be the largest operator of close-to-home workspaces in the capital.”

Richard North, head of commercial letting at Howard de Walden, added: “We selected Spacemade as the operational partner for our first flexible workspace due to their track record in collaborative and transparent transactions that works for landlord partners. Working alongside Spacemade enables us to provide flexible workspace directly to our customers and meet the growing demand in this area.”

Spacemade recently announced three other London management agreements to open new flexible workspaces in Hackney Wick, Archway and Putney. In September the group completed a £2m fundraise, which it will use to progress its aim of reaching 50 spaces in the UK in the next three years.
