North London coliving plans submitted

UK: Plans for 222 coliving studios in Hornsey, north London, have been submitted to Haringey Council.

Developer J Group is proposing to build a nine-storey building with the coliving on the upper floors and 231 square metres of affordable workspace on the ground floor.

The site is located at 25-27 Clarendon Road, previously home to the now-closed textile manufacturer Hertie Ltd.

Currently at pre-application stage, if approved, the two-storey Hertie Ltd building will be demolished to make way for the new mixed-use scheme.

A full application is anticipated to be presented to a planning sub-committee in November.

No formal consultation by the council has taken place yet but a “pre-application engagement” with the local community, including resident groups and ward councillors, has gone ahead.

The proposal was presented to the Haringey quality review panel in April with feedback including a need for the coliving development to remain “employment-led”.

There were also said to be “significant challenges” around the amount and quality of public realm and shared amenity spaces, something the panel agreed needed resolving before it could be supported.

But following revisions and amendments to the highlighted areas, the proposal was presented to the panel again in July, with “broadly positive” feedback.
