US: Developer, owner and operator Core Spaces has announced the expansion of its flagship Oxenfree Build to Rent (BTR) brand.

Core Spaces now manages nearly 3,000 homes in cities including Dallas-Fort Worth, Denver, Nashville, Charlotte, Austin, Raleigh, and Florida’s Gulf Coast.

Oxenfree’s developments have been designed with a focus on walkability, communal spaces, and integration with their surrounding environments.

Offering a mix of single-family housing (SFR) and townhouses, the homes feature high-end interiors, smart home technology, and private garages. Amenities include green spaces, swimming pools, fitness centres, and multi-functional sports facilities.

New developments include Oxenfree WeHo in Nashville’s Wedgewood-Houston neighbourhood, which comprises 96 three- and four-bedroom homes, each with a private garage. Amenities include a resort-style pool and outdoor entertaining spaces. Oxenfree Princeton, near Dallas, comprises 408 homes and townhouses slated for full delivery by late 2025, with premium amenities already available to residents.

Further developments include Oxenfree Rowlett, West Oak, and Stonebriar in Dallas-Fort Worth, and Oxenfree Clear Creek in Denver, all targeting pre-leasing by late summer 2025. Developments in Charlotte and Denver are scheduled for delivery in 2026.

Core Spaces leverages its expertise in student housing, where it manages more than 70 communities and 49,000 beds across the US, to inform its approach to BTR.

Dan Goldberg, president of Core Spaces, said: “At Core, our goal is to create lasting connections with our residents throughout their lives. Building on our experience in student and conventional housing, we’re now bringing our expertise in design and hospitality to the next chapter of their journey with Oxenfree. We see tremendous potential in single-family rentals to redefine the living experience and set a new benchmark for purpose-built communities that truly meet the evolving needs of our residents.”
