Bristol BTR project secures planning consent

UK: Developer StudioHIVE has secured planning consent for a 434-unit build-to-rent (BTR) scheme near Bristol Temple Meads station.

Bristol City Council has granted consent for The Iron Works regeneration scheme (Plots 2 and 3), which forms part of the wider Silverthorne Lane project.

StudioHIVE acquired the site in June 2023 in partnership with Woh Hup and Atlas Land.

The application for the development of a former industrial plot of land was submitted in October 2024. It was passed by seven votes to two last week.

The scheme also incorporates 1,400 square metres of retail, F&B and office space on lower and upper ground floors.

James Howard, development director at StudioHIVE, said: “Silverthorne Lane represents the biggest regeneration of a brownfield site in Bristol for some time, one which will provide huge social value benefits in a previously neglected part of the city. At a time of considerable economic uncertainty we’re very proud to be delivering hundreds of much-needed new homes in the city centre, alongside employment and leisure opportunities for the people of Bristol and beyond.”

Sophie White, head of Lichfields’ Bristol office and planning consultant for the scheme, said: “Lichfields is delighted with the planning committee’s decision on this landmark housing scheme. Securing consent follows close collaboration with Bristol City Council, StudioHIVE and the wider design team. As one of the first residential projects in Bristol Temple Quarter, it will play a key role in shaping an exciting future for this part of the city.”

There will be no on-site provision for affordable housing – a viability report by CBRE claimed the project would otherwise be undeliverable. Bristol City Council has negotiated a £1.1 million payment for an off-site affordable housing provision, of which half would be paid before commencement of construction and half on first occupation.

The development is expected to complete by 2029.
