Vita Group buys Edinburgh office scheme for mixed-use project

UK: Vita Group has acquired 15 Dalkeith Road, a prominent site on a main route into Edinburgh’s city centre.

The site, previously occupied by Scottish Widows, is located within Edinburgh’s South Side Conservation Area. Vita Group will now work within an existing planning consent and the Council’s City Plan 2030 policy framework to bring forward plans that make the most of the location.

The distinctive hexagonal buildings have been vacant since 2020, and the 2023 consent covers selective demolition, extension, and refurbishment to deliver a mixed-use scheme that includes 57 affordable homes.

Vita Group has committed to proceeding with the affordable component as a priority and is in discussions with housing partners with the aim of commencing site works in late 2026.

Mark Oakes, Vita Group’s chief investment officer, said: “We have acquired 15 Dalkeith Road unconditionally and are committed to working closely with the Council to bring forward a high-quality scheme that respects Edinburgh’s built heritage and the site’s natural setting. Delivering the affordable housing element is a clear priority, and our focus is now on refining proposals for the entire site that make a meaningful contribution to the city’s housing needs and wider economy.”
