Plans unveiled for 570-bed student housing tower in Southampton city centre

UK: Plans have been unveiled for a 570-bed PBSA scheme on the former Mamas & Papas site at West Quay Retail Park in Southampton.

Asset manager Aviva Investors is proposing to redevelop the Harbour Parade site into a student housing development featuring communal study areas, social spaces, cycle parking and rooftop terraces.

The plans include a building rising to 23 storeys, alongside a lower 11-storey element, creating one of the largest student accommodation developments proposed in the city centre.

Aviva Investors said the project would support the wider regeneration of the area while providing accommodation close to Southampton’s universities, public transport links and retail amenities.

The scheme is separate from proposals being brought forward for the nearby Toys ‘R’ Us site by Aviva Capital Partners, Southampton City Council and the University of Southampton.

Neil Dobson, director of transactions at Aviva Investors, said the development would deliver high-quality, professionally managed student accommodation on an important city centre site.

The former Mamas & Papas store relocated to another unit within the retail park in 2025.

An online public consultation on the plans will run until 5 July, after which Aviva Investors is expected to submit a planning application to Southampton City Council.
