M&G to fund Manchester BTR development

UK: M&G will provide equity and debt for Glenbrook’s 44-storey built-to-rent (BTR) project in Manchester, which has been approved by the Manchester City Council.

The project is located on Whitworth Street West, and will feature 364 apartments. M&G will finance the project as a part of its £1 billion multi-family platform, which was set up in 2025 to deliver 3,000 homes in London, Manchester, Birmingham and Leeds.

The Greater Manchester Combined Authority (GMCA) will also provide £17 millions of patient equity from its Good Growth Fund. This shows how the Good Growth Fund is intended to operate – the public sector providing an amount of money to bridge the funding gap to encourage private investment.

Consultants on the project include Deloitte, Hilson Moran, AKT II, Futureserv, OFR, Mainer, Curtins, Quartz and GIA.

Manchester City Council has approved the project, but the funding deal is still being finalised. The Whitworth Street West scheme is one of three at an advanced stage of the Good Growth Fund process. Since November 2025 GMCA has committed more than £1 billion from the Good Growth Fund to projects across the city region.
