488-unit Manchester BTR scheme reaches practical completion

UK: Fairfax, a 488-apartment BTR development in Piccadilly East Manchester, has reached practical completion a year after topping out.

The building was delivered in partnership between Round Hill Capital and Olympian Homes.

The scheme is Round Hill’s first in the north-west. It became involved with the project in 2022, partnering with Olympian as part of a £165 million forward fund deal. Carlyle provided a £115 million development loan for the scheme’s construction in 2024.

Contractor RG Group has now reached practical completion of the scheme, which consists ion two towers, 23 and 29 storeys in height.

Tom France, managing director and head of development at Round Hill Capital, said: “When we partnered with Olympian Homes in 2022 to acquire the site, we were investing into Manchester’s strong demographic and economic fundamentals. That conviction is paying off today, with the city outpacing UK growth and experiencing exceptionally strong rental demand. Manchester’s rental sector is undersupplied, particularly for professionally managed, amenity-rich developments like Fairfax.”

Designed by Jon Matthews Architects, Fairfax features a mix of one- and two-bed apartments and amenities including a roof terrace and sky lounge on the 29th floor, and a dog parlour.
