Ireland: Residential investment and development platform Ardstone has been granted planning permission by An Coimisiún Pleanála for a development at Milltown Park, Sandford Road, Dublin 6.
The scheme will deliver 562 new homes, comprising 556 apartments and six courtyard houses, with a café/restaurant and crèche.
The latest application follows a substantial redesign of the proposals by Ardstone in response to concerns raised in legal challenges to the two previous permissions for the site. Although permission had previously been secured, Ardstone chose to amend the scheme to address those concerns directly and provide a clearer route towards delivery.
The principal changes include reducing the overall number of homes from 636 to 562, reducing the maximum building height from 10 to eight storeys, and retaining a substantial portion of the treeline along the western boundary to provide greater separation from existing homes on Cherryfield Avenue Lower and Upper.
The revised design therefore maintains the delivery of a significant number of new homes in an established Dublin location, while materially reducing the scale of the previous proposals and responding to the surrounding residential context.
Mark Forrest, senior director at Ardstone, said: “We are very pleased with this decision. We listened carefully to the concerns raised following the earlier permissions and made substantial changes to the scheme in response, including reducing its overall scale and height and providing greater separation from neighbouring homes. We believe the result is a stronger scheme which responds appropriately to its setting while still delivering 562 much-needed new homes, alongside a crèche and café/restaurant, in an established part of Dublin.
“Ardstone’s approach is based on detailed local execution and a long-term commitment to residential delivery. We hope that this amended scheme can now progress so that we can move towards getting on site and delivering these homes,” he added.
Two further applications relating to the site remain live. A Strategic Housing Development application is awaiting a decision from An Coimisiún Pleanála, while Ardstone’s first Large-Scale Residential Development application is expected to come before the courts later this year.
