UK: Groundworks have begun on the £200 million Crown Square project in central Middlesbrough, which will transform a former brownfield site in Gresham, into build-to-rent (BTR) homes, student accommodation, and a Fairfield by Marriott hotel.
The scheme is being led by developers iMpeC and Buccleuch Property in partnership with Middlesbrough Development Corporation, with support from Middlesbrough Council.
Lead contractor Wates has now installed hoardings and commenced preparatory works, marking the official start of phase one.
The full masterplan aims to deliver up to 1,500 new homes and create 4,000 jobs.
Scaffolding works on the adjacent Crown building will allow a nearby pedestrian footpath to reopen. The future of the Crown building itself remains under review by the Development Corporation Board.
Tony Parkinson, chair of Middlesbrough development corporation, said: “This site is primed for regeneration, and local people will now be pleased to see activity taking place.”
The scheme received the green light from Middlesbrough Development Corporation in April 2025.
