UK: Grainger has submitted a full planning application to Sheffield City Council for a scheme to the rear of its existing Brook Place Apartments project.
Planning permission is sought for the construction of 318 BTR units over two buildings of ten and 12 storeys on the on a site on Summerfield Street site. The apartments would include studio, one-bedroom and two-bedroom units.
Communal amenity spaces will include an amenity deck, roof top terraces on both buildings, flexible spaces, private dining rooms and private work spaces. A commercial unit would be provided for a café or other active use.
The plans also include 471 cycle spaces, 39 car parking spaces, public realm improvements and a new public riverside walkway.
A planning statement submitted as part of the application said: “Overall, this application offers the opportunity to complete the redevelopment of this partially built-out scheme with a high-quality, residential-led scheme that will build upon the success of the Brook Place Apartments. The proposal makes efficient use of this brownfield land in a highly accessible location, close to the city centre, contributing to the much-needed housing land supply.”
Planning permission was previously granted in 2016 for the wider site, including four residential buildings comprised of student cluster units, private rental units, private amenity deck for residents, ground floor commercial units and landscaping works.
Grainger is now seeking an alternative form of development across the remainder of the site, with BTR accommodation proposed following the success of Brook Place Apartments, rather than the permitted student accommodation.
