Green light for redesigned east London mixed-use scheme

UK: Developer Telford Homes has secured planning consent for a major mixed-use scheme in east London, after redrawing its plans to bring them into line with the new second staircase rules which are part of the Building Safety Act.

The scheme, on a 4.82-acre Sainsbury’s site in Ilford, will deliver more than 1,000 new homes, which will be a combination of BTR, affordable housing and student accommodation.

The revised fire safety guidance meant that five of the proposed seven buildings at the Chapel Place development had to be redesigned with a secondary means of escape.

The changes will see two storeys added to the tallest tower, bringing it to 36 storeys, while two other blocks will increase by one storey. The changes also see the number of units raised by just over 20 to 860 units and the student bedrooms raised by 20 to 467.

Telford Homes also will provide 7,000 square metres of public realm, which will include new park space and 3,668 square metres of play space for children.
