UK: Former Greystar Europe managing director Michela Hancock has launched Hilltop Property Partners (HPP), a new platform focused on professionally managed, attainably priced rental housing.

The platform was funded in partnership with Paul Oberschneider, the real estate investor and entrepreneur who has founded platforms including Hilltop Capital Partners and Hilltop Credit Partners.

HPP said it will target the UK’s undersupplied rental market with design-led, amenity-light housing aimed at middle-income households.

The business plans to expand across Europe, leveraging the founders’ experience in build-to-rent (BTR) development and relationships with institutional capital partners.

Hancock, who has been appointed CEO, said the firm will focus on delivering quality homes with essential services, balancing customer service with efficiency to ensure affordability for residents.

Hilltop’s first scheme is a 425-unit BTR development in the Victoria Riverside district of Leeds, with Greystar selected as the operating partner.

Hancock said: “We’re at a critical juncture for the UK housing market, where enabling middle-income households to access quality accommodation, and still have headroom within their monthly earnings, is more critical than ever.”

Oberschneider said: “Michela is one of the most respected leaders in the UK living sector. With a growing pipeline across the UK and Europe, we look forward to scaling this new business over the next decade.
