HUB submits plan for 450 homes at former Homebase site in Bath

UK: Real estate developer HUB has submitted plans to transform a former Homebase site in Bath into a new city quarter with more than 450 homes.

The 4.45-acre site, located just across the river from Green Park Station, is the focus of a new proposal set to be reviewed by the Bath & North East Somerset Council’s planning committee on 7th May.

The Pines Way development will include 275 build-to-rent (BTR) homes and 179 shared living spaces.

Planning documents highlight the creation of green spaces for the community, as well as housing.

The four-building scheme, which will rise to a maximum of six storeys, will feature landscaped, publicly accessible streets between the blocks.

The development will also include 1,126 square metres of retail or office space, along with 51 car parking spaces and 704 bicycle parking spaces.

The buildings will incorporate brick and sheet metal, materials intended to reflect the industrial heritage of the site.

Planning officers have expressed support for the proposal, which forms part of the Sydenham Park allocation in the council’s local plan.

Before the 1980s construction of the Homebase building, the site was primarily railway sidings, and it lies close to the former terminus of the Mangotsfield and Bath Railway Line. Today, the site remains a key part of the city’s urban development plans.

This latest proposal comes after a previous attempt to build a 288-unit care complex on the same site. Although the council initially rejected those plans, approval was granted on appeal, though the development never materialised.

Councillors will vote on whether to approve the new residential plans at the planning committee meeting on 7th May at the Guildhall in Bath.
