Land for 306 new homes sold to council and housing association

UK: Moda Group, a build-to-rent (BTR) developer, and Apache Capital, an investment partner, made an agreement to sell a development plot to Homes for Brighton & Hove. 

Homes for Brighton & Hove is a seven-year partnership between Brighton & Hove City Council and Hyde Group, a housing association, aimed at providing urban homes for individuals with low incomes.

The plot, located on Sacksville Road, has room for 306 affordable homes, 183 for council rent and 123 for shared ownership. The plot is located directly next to Moda and Apache’s Hove Central BTR plot, which holds 564 private rented homes, as well as offices, retail and public spaces.

If the plans for the development are approved, construction will begin in early 2026.

John Dunkerley, chief executive of Apache Capital, said: “We prudently adapted our strategy to satisfy market demand, with the new affordable provision set to supply much-needed social housing in the area and bolster the placemaking credentials of the [BTR] scheme.”

Executive chair of Moda Group, Tony Brooks, said: “We have worked closely with Brighton & Hove City Council and the city’s wider community to deliver a neighborhood that meets its needs and embraces the vibrant spirit of this amazing location. The sale of this final plot to an affordable housing provider is a fitting conclusion, helping to address the city’s housing needs while reinforcing our long-term commitment as a partner and neighbour to Brighton & Hove. We look forward to seeing these much-needed homes come to fruition as part of the wider masterplan at Hove Central.”

Last month, Moda Group delivered over ÂŁ1.2 billion in social value over the past 10 years.
