UK: Cushman & Wakefield and DI Properties Development & Investments have been appointed to sell The Waterside, a residential development site on Springfield Lane in Manchester.

The freehold site sits in 1.5 acres, and benefits from a resolution to grant planning permission for an 18-storey development with 183 residential units.

The development comprises six two-bedroom townhouses, 81 one-bedroom apartments, 91 two-bedroom apartments, and five three-bedroom apartments.

With direct access onto Trinity Way (A6042), which forms part of Manchester’s inner ring road, the site is within 1.5 miles of the M602 motorway. It is within a short walk of Manchester’s shops, amenities, and transport links, including Selfridges, Harvey Nichols, Manchester Victoria Station, the AO Arena and Deansgate.

Cushman & Wakefield and joint agent DI Properties are acting for current owner Si Si Investments Limited throughout the sale.

Bruce Poizer, partner – capital markets UK at Cushman & Wakefield said: “This presents an exceptional opportunity to acquire a prime freehold residential development site. It will offer 183 units across one-, two-, and three-bedroom and townhouse apartments in a riverside setting. It will also benefit from direct access to all the amenities that Manchester City Centre has to offer. We expect this site will attract strong interest from both Build to Rent and Build to Sell developers due to the region’s increasing popularity and appeal. Manchester is the UK’s fastest growing metropolitan area, with an outstanding graduate retention rate of more than 50 per cent.”

OMI Architects led the design of The Waterside scheme and Euan Kellie Property Solutions advised on planning. The wider project team includes landscape architect Kova Landscapes, E3P, Roscoe as engineer, Hydrock as M&E consultant, SKT on transport, and daylight and sunlight consultant GIA.
