UK: Developer TT Group (Telereal Trillium) has submitted a planning application for a mix of uses at a vacant brownfield site in Glasgow.
TT’s proposals include delivering 84 BTR or private sale homes, alongside either coliving accommodation or 391 PBSA apartments spread over two towers.
The plans also include a small-scale flexible ground floor commercial space to serve the new and growing community, as well as complementary landscaping and car parking for residents.
The site was formerly occupied by a vacant data centre building, which has now been demolished. The area surrounding the site is undergoing a significant transformation, with a range of new mixed-use developments being developed or proposed to replace vacant and underused land.
TT Group’s proposals are designed to “complement the ongoing wider regeneration of the River Clyde waterfront area and help to bring a new community to the area”.
A Design and Access Statement from the scheme’s designers Stallan-Brand, said: “The proposal puts forward a mix of uses on the site giving flexibility with a range of accommodation types proposed. This ranges from residential flats (for Build to Rent or private sale), coliving accommodation and/or student housing. Small scale commercial spaces could also be included as part of the proposal to help establish a new and growing community, as well as complementary and inclusive landscaping design which envelopes the site.”
“The proposed elevations will bring a level of architectural richness whilst retaining a coherent sense of identity across the site as whole. Variations in horizontal and vertical expression, roof line and materiality will create a nuanced and characterful street scene,” it continued.
A public consultation event was held on 16 May 2024. The event was attended by 21 people in person, with the exhibition boards also available to view on-line. Six completed feedback forms were received.
A final planning decision will be made on Tuesday 27 May 2025.
