Orens Capital launches Australia’s first SFR fund

Australia: Orens Capital has created Australia’s first single-family build-to-rent (BTR) fund.

The fund, which focuses on detached family homes, is geared towards delivering purpose-built rental homes in suburban areas with high housing demands from families and essential workers.

Contrary to traditional BTR projects, which often feature inner-city apartments, Orens Capital’s strategy will feature standalone homes for family-friendly and long-term living. The strategy was announced last week at the Orens Capital Deep Dive Keynote. The company says Australian renters value space, privacy and backyard living.

Jimmy Zhang, CEO of Orens Capital, said: “This isn’t just a fund – it’s a blueprint for the future of suburban living. We’re proud to lead the market in delivering long-term housing solutions that align with how Australians want to live–space, stability, and community.”

Around 34 per cent of Australian households are renting, with 60 per cent of those renters living in detached homes.

Orens Capital explained that the SFR model is designed for scale, resilience and flexibility. The model includes building suburban family homes in growth areas with housing demands, aligning with the rental preferences of families and essential workers and creating housing designs that increase rental yield and long-term capital gain.

It will open investor subscriptions in July 2025. The company claims it’s hoping to gain investors willing to support Australia’s need for affordable and secure rental properties.

Zhang said: “We’re matching long-term capital with long-term community needs. The detached home is not a luxury–it’s a fundamental part of the Australian lifestyle. This strategy ensures that more families stay connected to the schools, jobs, and neighbourhoods that matter most to them.”
