UK: Developer Pedion Real Estate has received planning approval for the conversion of 1–3 Dufferin Street in Clerkenwell, London, from office to residential use.

The £35 million GDV scheme will see a six-storey Victorian warehouse transformed into 43 one- and two-bedroom apartments.

The building currently comprises 39,329 square feet of office space (Use Class E). The proposals have been designed by LRW.

Colum Campion, co-founder of Pedion Real Estate, said: “This development exemplifies Pedion’s core approach – identifying properties with potential and repositioning them to create value and meet the evolving needs of urban communities.

“The conversion of 1-3 Dufferin Street will not only provide modern residential accommodation in a highly sought-after location but will also contribute to the ongoing regeneration of the Clerkenwell area, aligning with our commitment to delivering sustainable, high-quality developments.”

James Bylina, a principle planner in the planning team at Knight Frank, who advised Pedion on the planning application, said: “Obtaining prior approval for class MA permitted development isn’t necessarily as easy to secure as many assume, so a key exercise to help de-risk the planning process was to undertake a detailed review of precedent applications in the borough. This was key to establishing common pitfalls and lessons learnt from other applications with it being notable how often small oversights and insufficient detail translated into a refused application.

“We are therefore pleased that our detailed and robustly prepared application was approved without issue within the statutory determination period. The scheme will deliver high-quality residential accommodation on the edge of the City of London which will support the continued revitalisation of the area and Pedion Real Estate’s ongoing commitment to creating schemes that are both high-quality and sustainable.”
