Planning application prepared for 50-storey Cardiff BTR tower

UK: Reap 3, a subsidiary of Build-to-Rent (BTR) developer BlueCastle Capital, is preparing a planning application the tallest residential building in Wales, a 528-unit BTR tower.

The tower is proposed for a site close to the Principality Stadium and Cardiff Central Station, as part of the wider Central Square regeneration area. It will feature 528 one- and two-bedroom apartments, alongside a two-storey pavilion providing commercial space. The scheme will also accommodate a range of residential amenities, a bike hub and flexible non-residential uses.

Reap 3 had already been granted planning permission for a 35-storey scheme on the site between Wood Street and Rose Lane, but has revised its plans with the proposed tower now set to stand at 180 metres. If approved, the tower will surpass the current tallest building in Wales, the 29-storey Meridian Tower in Swansea.

The scheme’s architect 5plus says it has taken inspiration from buildings such as The Equitable Building in New York for the tower, which will feature a tripartite formation with a clearly defined base, middle and top.

Reap 3 has launched a pre-application consultation before the application is submitted to Cardiff Council for approval.

The site is extremely well located in the heart of Cardiff city centre, with excellent transport links and access to local employment centres.”
