Plans submitted for Canberra BTR scheme

Australia: Developer Hindmarsh has submitted a development application for a 326-unit build-to-rent (BTR) project in the Canberra suburb of Woden.

The AUS$114.4 million proposal for the 6,000 square metre site on the corner of Callam and Wilbow streets, will comprise 16 and 12 storey towers containing one- to three-bedroom apartments and studio units to encourage a mix of residents. Three-quarters of the homes will be affordable or social housing.

The proposal will add “a significant secure and convenient rental component to the housing options in the Woden Town Centre”.

The higher tower will be on the corner and the lower one to the south along Callam Street, with Yarralumla Creek behind the complex.

There will be 30 studio units, 124 one-bedroom; 83 two-bedroom; 64 two-bed, two bath; and 25 three-bedroom apartments.

The development application (DA) says the units are mostly one and two-bedroom units to cater for students, single-person households, couples and small families.

The three-bedroom units are intended for larger families and larger households looking for affordable or downsizing options in a prominent location as opposed single to dwelling houses in suburban areas.

“The dwelling mix is considered to be diverse in providing different layouts, size and scale to provide for a comfortable living environment to meet the changing needs and housing choices of different demographics of residents,” the DA says.

Half (161) of the dwellings will be affordable – 13 studios, 49 one bed and one bath, 36 two beds and one bath, 47 two beds and two baths and 16 three beds and two baths. Another 81 will be social housing – 11 studios, 41 one bed and one bath, and 29 two bed and one bath.

Shared amenities will include multi-use work and meeting spaces.

Shared green spaces include a rooftop garden on the southern tower and a park on the southern section of the site, while the Callam Street frontage will also be landscaped with terraces and linear parks.
