Plans submitted for Leeds BTR scheme

UK: Developer Countrylarge has submitted a full planning application to Leeds City Council for the development of a 17-storey BTR scheme on the corner of Sayner Lane and Carlisle Road, near the Royal Armouries Museum in Leeds.

The site is currenty occupied by a two-storey building in use as offices and an area of hardstanding. Planning permission is sought for the demolition of the existing building and construction of a 17-storey tower.

The proposed development would feature 164 apartments, with 67 one-bedroom, 80 two-bedroom and 17 three-bedroom units. A residents’ amenity area will include space for functions, lounge area, and coworking space. A reception, office and postal facility will also be created, along with cycle storage.

A planning statement submitted as part of the application said: “The proposed developments will deliver high-quality residential development within Leeds city centre. There is a significant identified housing need within Leeds and specifically the city centre and the proposal will positively contribute to the delivery of residential accommodation which meets this identified housing need. Overall, the development will make a notable contribution to this important area of the city centre and help to meet housing need.”

The project team includes Zerum, Corstorphine and Wright, Delta Simons, Brooks Ecological, Commercial Services Design Ltd, Qualitas, AMA, ARP, Mosodi and GIA.

Planning permission was granted in November 2022 for a development of 150 apartments on the site.

It was announced earlier this year that specialist lender Together had provided a loan to Countrylarge to enable the purchase of the land.
