TAG Immobilien buys Polish BTR units in record breaking €565 million deal

Poland: Polish residential rental provider Resi4Rent has agreed to sell 18 assets to TAG Immobilien’s BTR division Vantage Development for €565 million.

The deal has been called “record-breaking” for Poland’s rental market, but is still subject to regulatory approval.

It will see Vantage acquiring 5,322 units in 18 projects across six Polish cities, with an expected forward-looking net operating income yield of 6.3 per cent in 2026.

Resi4Rent is a joint venture between Echo Investment, which has a 30 per cent share, and a global investment fund advised by Griffin Capital Partners, which owns the remaining stake.

The proceedings from the transaction, which is expected to be finalised by December 15, will be used by Echo Investment to reduce debt, finance new projects and will be also distributed to shareholders, the company said.
