UK: Architects Howells has resubmitted proposals for the UNEX mixed-use development in east London.
The application was submitted on behalf of developer Ballymore Properties, and follows a 2021 application following a collaboration with London Borough of Newham (LBN) and their Design Review Panel (DRP).
Since the original 2021 planning application, numerous external factors have been adjusted and changed for the UNEX site, which have been addressed by the emerging masterplan design, forming the new proposals.
Ballymore Properties aims to redevelop the Thames Road Industrial Estate by demolishing all existing buildings and structures on the 6.1-hectare site to make way for the new scheme.
At Thames Road, adjacent to Thames Barrier Park and Pontoon Dock DLR, 1,658 new homes are proposed, of which 281 are affordable – designed by Howells. The project also proposes 359 coliving suites, a new primary school, light industrial workspace, new parkland, plus ground floor retail and community spaces.
At Knights Road, a short walk from West Silvertown DLR, 1,667 new homes are proposed (334 of which are affordable), as well as 4,000 square metres of light industrial and flexible workspace – designed by Allies & Morrison. Both sites will improve connectivity and provide open and green spaces, including routes to river frontage.
