UK: Developer HUB and investor Bridges Fund Management have secured planning approval to deliver a 454-home mixed-use neighbourhood at Pines Way in Bath.Â
The regeneration project, designed by JTP Architects, will transform the disused riverside site into 275 build-to-rent units (BTR) and 179 cliving and shared living homes.
The scheme, located near Bath city centre, will also feature six new commercial spaces totalling over 1,100 square metres, along with more than 6,100 square metres of public green space.
The development aims to improve housing diversity, local amenities, and sustainability in Bath’s Western Riverside area. The design team drew on more than 800 pieces of community feedback collected through events and focus groups.
Architecture and landscaping by JTP and Bradley Murphy Design reference the site’s industrial past.
The neighbourhood will include pedestrian and cycling infrastructure, shared gardens and play areas.
Developers are targeting BREEAM Excellent environmental standards for commercial elements and 4-star Home Quality Mark for residential, with a design that enables zero carbon operation through solar panels, green roofs and air source heat pumps.
More than £2.3 million in Section 106 contributions will support local infrastructure, including affordable housing and the Bath River Line Project, a key element of the council’s wider regeneration strategy.

The project adds to HUB and Bridges’ recent activity, which includes a 277-home co-living conversion in the City of London and the 209-home Yardhouse development in west London.
