UK: A £200 million hospitality and residential scheme in the Gresham area of Middlesborough has been approved.
Middlesbrough Development Corporation planners have backed the plans for a hotel, homes and student accommodation on a derelict brownfield site. The scheme is described as “one of the largest single investments in Middlesbrough town centre in a generation”.
Set to feature a 200-bed Fairfield by Marriott hotel, the development will also include 240 BTR properties and more than 400 student beds.
The project is led by Middlesbrough Development Corporation alongside developers iMpeC and Buccleuch Property.
It will be delivered by contractor Wates. David Wingfield, managing director for construction east at Wates, said: “We’ve been working in the centre of Middlesbrough for nearly a decade, helping cement the town as a key growth region in the North East through our builds. The Gresham regeneration will help accelerate this potential even further, bringing a disused area back to life through the creation of community.
“We firmly believe that large-scale regeneration projects should go beyond the lifecycle of a building, providing opportunities that can support communities for generations. We plan to deliver more than £50 million in social value to Middlesbrough through this scheme, aligning with our values to create thriving places and allowing us to make a lasting impact in the heart of the community,” he added.

Tees Valley mayor Ben Houchen added: “This is a landmark project for Middlesbrough and will play a vital role in helping us deliver on our ambition to make the town centre a great place to live, work and relax.”
