UK: Developer Lands Improvement has completed the final land transactions at High Leigh Garden Village, a major residential-led scheme in Broxbourne, Hertfordshire, with a projected gross development value (GDV) of £280 million.
The final deal saw 2.2 acres of mixed-use land sold to care home operator Majesticare, which plans to deliver an 80-bed care home, a 110-place nursery, a 4,000 square foot convenience store, and an EV charging station on the site.
This follows earlier transactions, including the sale of 154 residential plots to Bellway in late 2024, and a joint venture agreement with house builder Taylor Wimpey to deliver 404 homes.
Outline planning consent for the 92.5-acre master plan was secured in 2015.
The development includes 558 homes, 40 per cent of which are affordable, a primary school, sports pitches and pavilion, public open space, a hotel, commercial units, and allotments.
James Stone, managing director at Lands Improvement, said: “These final land sales represent an important milestone in delivering a thriving community at High Leigh Garden Village.
“The sales lay the foundations for much-needed housing with all the necessary ingredients to ensure it remains a vibrant neighbourhood for generations to come, with provision for young families all the way through to later living.”
