US: Property Markets Group (PMG), in partnership with investor Greybrook and general contractor John Moriarty & Associates, has topped out the 42-story second phase of Society Las Olas in downtown Fort Lauderdale, Florida.

The tower adds 563 rental units to the development, bringing the total across both phases to approximately 1,200 homes.

Designed by FSMY Architects + Planners, the building includes a mix of traditional apartments and coliving options, where residents can rent by the bedroom.

Amenities feature a coworking hub with private meeting rooms, a pool deck with a yoga lawn, and a large fitness centre.

The project also offers 1,625 square feet of ground-floor retail space.

Construction began in summer 2023, supported by $226 million (£179 million) in financing secured from Related Fund Management and Lubert-Adler.

The completion of phase two is expected in early 2026, while phase one, delivered in 2020 and sold in 2021, has since been rebranded as Flow Fort Lauderdale.

Society Las Olas is part of PMG’s Society Living platform, which focuses on creating attainable housing in walkable urban neighbourhoods.

The development contributes to the revitalisation of Fort Lauderdale’s historic riverfront district, enhancing the city’s residential offerings.

Ryan Shear, managing partner at PMG, said: “We are proud to contribute to the growth and success of Downtown Fort Lauderdale by delivering housing that promotes a communal and connected living experience along Fort Lauderdale’s iconic riverwalk.”

Sami Mouaket, director of US investments and developments at Greybrook, said: “It’s encouraging to top off the second phase of what will be Fort Lauderdale’s largest multi-residential project to date. These investments activate the Las Olas Riverwalk as a multi-use neighbourhood.”
