Amro submits plans for BTR and coliving development in Sutton

UK: Amro Partners has submitted a planning application for The Press Works, a major residential project in Sutton Town Centre that will deliver 312 BTR apartments and 195 coliving homes.

Located opposite Sutton train station, the development is set to begin construction in 2026, pending approval.

A key feature of the project is its strong sustainability focus, with 56 per cent of the existing structure being retained, resulting in significant embodied carbon savings.

Designed with a fabric-first approach to reduce operational emissions, the scheme is expected to be one of the UK’s most sustainable residential buildings, targeting BREEAM Outstanding, Fitwel 3*, and WiredScore Platinum certifications.

The development also prioritises affordability, with 35 per cent of the homes designated as affordable housing, representing 43 per cent of the BTR element.

The Press Works will offer a range of amenities, including coworking areas, gyms, children’s play spaces, and a dedicated community hub for local residents, charities, and organisations at subsidised rates.

Amro Partners is collaborating with Network Rail and Sutton Women’s Centre on major public realm improvements around Sutton station.

Plans include enhanced pedestrian access, new paving and street lighting, CCTV coverage, and the installation of public art to improve visibility and safety for commuters and residents.

The Press Works’s name reflects the site’s publishing heritage and pays tribute to Jose Glover, a 17th-century Rector of Sutton and an early pioneer of the printing press.
