Europe: Former chief investment officer at CA Ventures John Dietrich has launched Elva Ventures, a new PBSA platform with a £200 million development pipeline already in place.
Over the next ten years, Elva Ventures aims to manage 15,000 beds, initially targeting key markets in the UK, Portugal, Spain, and Italy, with potential expansion into additional European locations.
Dietrich is backed by high-net-worth individuals and family offices, including previous investors from CA Ventures.
The leadership team includes Mike Lee, senior vice president (formerly led investments for CA Ventures’ European arm); Sinead Joice, development director (previously with CA Ventures and Round Hill Capital), and Paul Symons, construction director (ex-Knight Dragon and Unite).
Elva Ventures has already secured three prime sites in London, Glasgow, and Granada, collectively offering 1,000 student beds with a gross development value (GDV) of approximately £200 million.
The Granada project is scheduled for completion in 2027, while the UK projects are expected to break ground later this year. Discussions are also underway with forward-funding partners to drive project delivery.
Dietrich said that more site acquisitions and funding rounds are on the horizon, paving the way for a new wave of boutique student accommodation.
At the end of last year CA Ventures, under John Dietrich’s leadership, liquidated its European student brand.
