UK: Revised plans for a co-living scheme on Scotland Street in Sheffield city centre have been approved, following an earlier refusal in 2023.
IIHG Capital, on behalf of MBU RED and BW Investments, has secured full planning consent from Sheffield City Council for the redevelopment of the CSMD car park.
The scheme will deliver a residential complex ranging from five to 11 storeys, comprising 213 studio apartments, including 20 larger, accessible units. Communal facilities will include shared amenity areas, roof terraces, and a café at ground level. The development will also feature 215 cycle spaces and four disabled parking bays.
Rented accommodation consultancy VervLife has provided a ‘Co-Living Vision’ for the site.
The revised design follows the refusal of a previous proposal for 228 units, which was rejected due to concerns over living conditions and the building’s design. Changes include reduced bulk at the rear of the building to improve its relationship with the neighbouring Furnace Hill Conservation Area, an increase in shared amenity space, and the removal of studios with the most constrained outlook.
A planning officer’s report concluded that these amendments address the previous reasons for refusal, with remaining minor issues considered acceptable given the site’s constraints.
