UK: Walnut Tree Close, a PBSA development site in Guildford, has been brought to market by investment consultancy Beachrock.
Strategically positioned within walking distance of both the University of Surrey and Guildford Town Centre, the Walnut Tree Close site has planning approval for a 345-bedroom PBSA development, designed to provide best-in-class student living with generous amenity spaces and landscaped external areas.
The approved scheme includes a diverse mix of accommodation types, with 268 en-suite cluster bedrooms and 77 self-contained studio units.
Additionally, the site features a separate block of 54 affordable housing units, comprising a mix of one-, two-, and three-bedroom apartments.
Guildford has a strong demand for student housing and a restricted development pipeline. Currently, 56 percent of full-time students are unable to access either university-managed or private-sector accommodation, underscoring the need for new high-quality PBSA projects.
The University of Surrey ranked 21st in the 2026 Times Good University Guide and has made significant investments in its campus facilities in recent years.
