Investec provides £19.25 million loan for Birmingham student housing project

UK: Investec Bank has provided a £19.25 million development loan to support the redevelopment of a former hospital site into student accommodation in Birmingham.

The funding will support Barwood Capital’s redevelopment of the former St Chads Hospital site in Edgbaston. The project was purchased for around £30 million through Barwood Capital’s Regional Property Growth Fund V in partnership with Dudley Taylor Ltd and Cassidy Group.

The site was originally built in 1808, and is now being transformed into a student housing development with 233 beds. The project will preserve and redevelop a number of Grade II listed buildings and incorporate three new-build blocks.

Once completed, the scheme will include 80 cluster rooms, 133 studio apartments and 13 apartments. Students will also have access to a wide range of amenities including a gym, cinema, communal kitchen, study areas, landscaped courtyards, laundry services, and a 24-hour reception.

The development is located between Birmingham’s city centre university district and the University of Birmingham, and is near several major student populations.

Alice Harman of Investec Real Estate said: “By structuring a bespoke facility, we have helped Barwood progress a complex PBSA scheme that combines heritage refurbishment with new-build development.”

Construction is already in progress and is expected to be completed during the summer of 2026.
