300-bed Kingston PBSA scheme brought to market

UK: A 300-bed purpose-built student accommodation (PBSA) scheme in Kingston has been put up for sale, offering investors exposure to one of London’s strongest student housing markets.

The ViBE development comprises 189 ensuite rooms and 111 studios, alongside amenities including a gym, yoga and dance studio, cinema room, games room, dining area, courtyard and cycle storage.

The asset has recorded an average occupancy rate of 97% since its acquisition in 2021 and is already more than 91% let for the 2026/27 academic year.

The scheme also generates additional income through a lease agreement with Europcar, which rents 50 basement parking spaces and a ground floor office, producing £114,500 per year.

The property is being marketed by Harris Associates and is available through a share sale via a single-asset special purpose vehicle (SPV). It is being offered at a net initial yield of 5.85%.

Jamie Harris, co-managing partner at Harris Associates, said the London student accommodation market continues to benefit from strong demand, limited supply and barriers to new development.

The sale reflects continued investor interest in London’s PBSA market, where a shortage of purpose-built accommodation and rising student numbers continue to underpin demand.
