Liverpool student scheme gets the nod

UK: A 10-storey PBSA development off Liverpool’s Oldham Place cannot progress following the signing of a Section 106 agreement.

Approved in principle by Liverpool City Council in April, the authority has issued a decision notice granting planning consent for the 262-bedroom scheme

Under the terms of the S106 agreement, developer 11171749 Limited, will contribute £456,000 towards public open space, as well as £182,000 for the planting and maintenance of 228 trees.

Designed by architecture practice F2A, the most recent plans for the Liverpool site provide a mixture of cluster and studio flats.

Until 2005, the site was used as a car park. Since then, various proposals have come forward for its redevelopment but none has been delivered. In 2008, Liverpool City Council granted consent for a 51-apartment project before the proposal was superseded by a six-storey student scheme four years later.

An updated version of the student accommodation development was given the go-ahead in 2016 before Kenworth Investments won approval for a 266-bedroom project in 2017. In 2020, the site was acquired by 11171749 Limited, the investor behind the current proposals.

The plot is located next to the site of Renshaw Hall, which is currently being redeveloped into a hotel and student scheme. However, the developer behind that project, NR Capricornus, is in administration.
