UK: SpaceFlex.London, a flexible workspace brand from real estate entrepreneur Tadhg Flanagan, has launched, bringing a landlord-partnered model to London’s flex sector.

Flanagan, who has more than 25 years of commercial real estate experience and nine years running serviced office brand Breezblok, said the new venture was designed to meet the expectations of today’s landlords.

SpaceFlex.London partners with landlords and asset managers via management agreements instead of leases. This approach allows property owners to retain control of their assets while capturing the upside of the growing flex workspace market.

Flanagan said: “Landlords and asset managers want to work with flexible workspace operators—but not as tenants. They’re looking for strategic partners who understand both sides of the table. I set up SpaceFlex.London to meet that exact need. We bring deep operational experience, they bring the spaces, and together we optimise performance to sweat all opportunities.”

The launch comes as London’s flexible office sector expands rapidly, fuelled by hybrid working models and corporate demand for adaptable space solutions.

Currently managing over 30,000 square feet of space across the City of London, Flanagan’s team will build on Breezblok’s success, with SpaceFlex.London focused on landlord-aligned partnerships and tailored asset strategies.
