UK: Developer Molyneux Developments has revealed plans to demolish a building in Liverpool‘s Knowledge Quarter to make way for a 103-unit PBSA scheme.

The proposed scheme is at 4-10 Gildart Street, to the east of Liverpool City Centre, in the Fabric District. The site currently houses a large vacant two-storey flat roof structure which a planning statement said “offers no benefit to the visual amenity of the street scene and wider local area”.

As part of the application, an eight storey building will be built in its place, comprising 103 studios and four ground floor commercial units. One of the units, fronting onto Gildart Street, is set to become a coffee shop, with the remaining three, with access from Constance Street and Bayhorse Lane, for small start-up businesses. The basement level will contain cycle storage and plant and equipment, while each floor – from the first to the sixth – will contain 15 one-bedroom studios. The seventh floor will house 12 one-bedroom studios. A step back is proposed at top floor level to “minimise the perceived scale of development”. All studios will be self-contained units with an en-suite bathroom and kitchenette.

Liverpool City Council will review the application in due course.
