UK BTR investment soared to £1.9 billion in H1 2025, CBRE finds

UK: Data from commercial real estate agent CBRE has found that build-to-rent (BTR) investment volumes have reached £1.9 billion in the first half of 2025, with an additional £2.2 billion of deals under offer. 

According to the research, the level of investment is almost 60 per cent up on the same period last year and one of the largest pipelines recorded to date.

Single-family housing emerged as the standout performer, attracting £643.1 million in Q2 alone, more than double the figure recorded in Q1.

So far this year, £1 billion has been invested in single-family rental homes, with a further £1.5 billion under offer, reflecting strong and growing interest from both domestic and international capital.

By contrast, multifamily BTR investment was more modest, with £265.2 million committed in Q2 and £1 billion in total for the first half of 2025.

The study also suggested that several key transactions that took place in Q2 highlight an increased level of confidence from investors.

Andrew Saunderson, head of UK residential capital markets at CBRE, said: “Over the last six months, we have seen improving levels of sentiment from investors. While still seen as an emerging market, single-family housing BTR continues to attract significant levels of interest, with a noticeable pick-up in the last quarter.

“The significant pipeline of investment into the sector is a result of both domestic and international capital and demonstrates the growing appetite for investment into the living sector, and points to a busy second half of the year.”
