Australia: Developer Mirvac has delivered 396 renter-only homes with LIV Anura, the first as part of Queensland’s Build to Rent Pilot Project.

Delivered by Mirvac in partnership with Mitsubishi Estate Asia (MEA), the Clean Energy Finance Corporation (CEFC), and the State Government, the development provides 396 rental-only apartments, including 99 affordable homes offered at discounted rates for eligible workers.

Located just 1.5 kilometres from the CBD in Newstead, LIV Anura marks a significant expansion of Mirvac’s national BTR footprint, following similar developments in Victoria and New South Wales.

The project forms part of Mirvac’s $1.8 billion (£936 million) BTR platform and responds to Queensland’s growing demand for secure, high-quality rental housing.

Mirvac’s Group CEO and managing director, Campbell Hanan, said: “LIV Anura is a strong example of how government and industry can partner to deliver more diverse and accessible housing options.

“With the support of our community housing partner, National Affordable Housing, we’re helping more Queenslanders find secure, high-quality rental homes.”

“Mirvac is now the first in Australia to operate BTR properties across New South Wales, Victoria and Queensland. This year we’re adding a total of 894 new BTR apartments to the market, with LIV Albert soon to complete in Melbourne, bringing our total portfolio to more than 2,100 apartments nationally,” he said.

“More Australians are renting, whether by choice or by necessity. LIV Mirvac provides a genuine and new housing choice for renters, whether this be security of tenure while on the path to home ownership or flexibility for when life changes happen, we meet the needs for our residents at key life stages,” he said.

LIV Anura has been designed to meet ambitious environmental performance standards. The all-electric community runs on 100 per cent renewable energy in common areas, includes smart meters for energy monitoring, and offers a fleet of electric vehicles exclusively for residents.

Mirvac is targeting a 5 Star Green Star Design and As Built rating from the Green Building Council of Australia, alongside an 8 Star average NatHERS rating and 4 Star NABERS targets for water and energy efficiency.

The development offers a mix of studio, one-, and two-bedroom apartments across two buildings, supported by over 3,000 square metres of communal indoor and outdoor spaces and 1,000 square metres of boutique retail on the ground floor.
