Aprirose invests in refurbishment of Reading PBSA scheme

UK: Real estate firm Aprirose Real Estate has begun a major refurbishment programme at Central Studios in Reading as part of a wider strategy to reposition the purpose-built student accommodation (PBSA) asset.

The investor has appointed Watkin Jones’ asset enhancement division, Refresh, to deliver the upgrade of the 141-studio development, which Aprirose acquired in 2025.

Works began in March and will continue throughout the summer in phased stages, allowing the building to remain operational while minimising disruption to residents.

The refurbishment includes upgrades to all 141 studios, with improvements to flooring, furniture and decor, alongside new mattresses introduced in response to student feedback.

Communal spaces are also being reconfigured, with enhancements to study areas, social spaces, bathrooms, corridors, stairwells and lift lobbies.

Aprirose said its acquisition of Central Studios was underpinned by Reading’s strong student accommodation fundamentals, including high occupancy levels, limited future supply and opportunities to create value through active asset management.
