Greystar breaks ground on Berlin BTR scheme

Germany: Greystar and Ten Brinke, a European real estate development and construction company, have marked the groundbreaking of a new BTR scheme in Berlin.

Located at Jan-Petersen-Straße 14, on the former Carrée Marzahn site in the Berlin-Marzahn neighbourhood, the development will deliver 428 privately financed rental homes by the end of 2028.

The project will comprise an 11-storey tower and a six-storey residential building, offering a mix of studios and one-, two- and three-bedroom apartments with private outdoor space. Around 8,000 square metres of ground-floor retail space will support local everyday needs, alongside resident amenities and approximately 111 parking spaces. The buildings will be constructed to current energy-efficiency standards and will feature air-source heat pumps.

Bringing forward new homes requires patient capital and strong local partnerships, particularly in a challenging development environment. JP14 is a good example of that approach in practice, and we are pleased to be progressing the project with Ten Brinke.”

The site in Marzahn-Mitte benefits from strong public transport connections as well as a wide range of shops, schools and childcare facilities nearby. The Bürgerpark Marzahn tram stop is just a few minutes away, while Raoul-Wallenberg-Straße S-Bahn station can be reached in under 20 minutes and Alexanderplatz in around 40 minutes. The surrounding area is also home to several business and technology parks, with Mediaspree, one of Berlin’s largest office hubs and home to companies including Amazon, Zalando and Coca-Cola, within easy reach.

Demolition works are currently underway on the site, with construction of the new buildings to follow.
