Singapore: Cushfield & Wakeman is marketing seven Singapore living-sector properties for S$218.5 million on behalf of Coliwoo Holdings.
The portfolio, branded “The Living Collection,” includes four serviced apartments across two of the collection’s three locations. Cushman & Wakefield said it is one of the largest living portfolios for sale in Singapore.
Investors may acquire the properties individually or as an entire portfolio.
The River Valley Cluster consists of three serviced apartments with a total of 73 units. Ground floor space is zoned for commercial use with apartments above.
As part of Balestier Cluster, Coliwoo has put up for purchase a serviced apartment with ground floor commercial zoning, as well as a 49-key hotel and two student hostels.
The remaining property in the portfolio is a 32-unit student hostel in the Kallang neighbourhood.
“The portfolio consistently enjoys high occupancy rates, supported by resilient demand from expatriates, healthcare professionals and international students,” said Cushman & Wakefield director Sophia Lim. “As coliving and alternate accommodation continue to attract institutional capital, a portfolio of this scale provides immediate stability and the potential for rental optimisation and value enhancement over time.”
Shaun Poh, capital markets director at Cushman & Wakefield, added: “Beyond the immediate income stream, the clustering across established neighbourhoods provides investors with scale and asset management efficiencies. A freehold offering of this scale and quality is seldom brought to market.”
The portfolio is offered as an expression of interest exercise, with inquiries closing 13 April.
