Long Harbour Single Family Housing Fund enters operational phase

UK: Long Harbour’s Single Family Housing Fund (LHSFF) has entered its operational phase by taking over the management of the first completed homes at three sites in Kent, Essex and Derby.

The shift to its operational phase is a significant milestone for LHSFF, as completed homes begin to generate stable, long-term rental income. LHSFF is Long Harbour’s second single family venture, launching in December 2024, with the first venture having launched in 2015, which operated over 500 properties across the south-east of England.

All homes in LHSFF will be let and managed by Home by Way of Life, Long Harbour’s award-winning residential lettings and management business, underpinned by its proprietary Olympustech.ai technology system. Olympustech.ai is a purpose-built residential management platform for large-scale portfolios. It combines Long Harbour’s proprietary technology with best-in-class third-party systems, bringing key data into one platform and providing real-time visibility across sales, marketing, operations, risk and financial performance. This improves efficiency, supports portfolio performance and enables faster, more confident decision-making.

The homes are located at Orchard Mill in Ditton, Kent, forward funded with Miller Homes; Newhall in Harlow, Essex, acquired from Vistry Group; and two sites forward funded with Bellway, one in Snelsmoor Village in Derby, and the other at Weavers Field in Desborough. The fund continues to grow its portfolio, and plans to be operational on several more sites by the end of 2026.

LHSFF’s sites are located in areas of strong rental demand, benefiting from robust population growth, high employment density and excellent transport connectivity. The Fund’s strategy is designed to meet growing demand from renters while delivering predictable, long-term returns for institutional investors.

The fund’s success to date is not limited to deployment, it has also continued to attract new capital, recently securing a further £100 million from the National Housing Bank, building on its original £300 million seed equity commitment from South Korea’s National Pension Service (NPS).
