UK: The UK living sector saw £1.9 billion of investment during Q3, according to global real estate advisor CBRE.
This figure is 46 per cent lower than Q3 of last year, but a strong H1 takes the year-to-date total to £8.8 billion, down just one per cent on 2025.
Single family rentals (SFR) accounted for the largest share of investment, totalling £552 million in Q3 2026. This was 74 per cent more than the £317 million transacted in the same quarter last year, underlining the continued willingness of investors to deploy capital into the sector at scale. The Border to Coast Pension Partnership’s £400 million acquisition of Leaf Living’s stabilised portfolio of more than 850 homes was the largest SFR deal of the year so far.
Investment into multifamily BTR reached £259 million in Q3.
Purpose-built student accommodation (PBSA) investment volumes were steady in the quarter, totalling £374 million. Investment volumes in the quarter were supported by the £165 million acquisition of a five-asset, 1,570-bed portfolio from HSBC Asset Management by a joint venture between Partners Group and Aboria Capital.
The forward pipeline remains healthy, says CBRE, with £1.3 billion of multifamily and single-family BTR assets currently under offer.
Andrew Saunderson, head of UK Living Capital Markets at CBRE, said: “Single-family housing continues to attract significant investor interest and was the primary driver of living sector investment activity in Q3. While the market remains challenged by the viability of new development, particularly against a backdrop of higher financing costs, investor appetite for stabilised, income-producing assets remains strong. The volume of assets currently under offer also points to sustained investor demand for well-located, high-quality living opportunities.”
