UK: Rangeford Villages has secured Reserved Matters planning permission from Basingstoke and Deane Council for its latest retirement community near Oakley, Hampshire.
The approved plans pave the way for a 147-home development within the grounds of the Oakley Hall Estate, which is also home to the Oakley Hall Hotel and Oak Lodge Care Home. The scheme will deliver a range of one-, two-, and three-bedroom apartments, alongside two- and three-bedroom bungalows.
In keeping with Rangeford’s full-service Integrated Retirement Community (IRC) model, the development will include wellbeing facilities for owners, friends, family members and qualifying members of the public, with a fully equipped gym and spa which includes a swimming pool, sauna, steam room, and exercise studio.
The village will also have a restaurant and coffee shop with an outdoor terrace, a hair and beauty salon, treatment room, and a private dining room.
There will be extensive communal gardens with a village green, croquet lawn, putting green, plus fully landscaped gardens with raised beds for owners and a kitchen garden for the restaurant.
Owners will also benefit from personalised care and support through Rangeford Care, the on-site CQC-registered domiciliary care service.

Octopus Capital is the investment manager responsible for Rangeford Villages and is a leading UK specialist real estate lender and investor. Once completed, the village will be operated by Rangeford.

Construction is expected to begin early in 2027, with the first homes anticipated to be ready for occupation in 2028.
