Maslow Capital provides £122 million facility for mixed-use Abbey Wood development

UK: Specialist real estate finance provider Maslow Capital has provided a £122 million development finance facility to Definition Capital to support a major mixed-use regeneration scheme in Abbey Wood, south-east London.

The project, located on Eynsham Drive near Abbey Wood Station and the Elizabeth line, will deliver 487 coliving units across four blocks ranging from three to 17 storeys. The scheme will also include a new 110-room hotel and a re-provided PDSA Pet Hospital, with shared resident amenities such as lounges and workspaces.

Introduced by debt advisor Mantra Commercial, the scheme contributes to the broader regeneration of Abbey Wood and Thamesmead, a designated Opportunity Area with potential for 8,000 new homes and 4,000 jobs.

Definition Capital director Irfan Hussain said the deal brings forward “an ambitious mixed-use scheme for Abbey Wood, combining well-managed rental homes, a high-quality hotel, and community facilities on a single site.” He added that working with Maslow Capital and Mantra Commercial enabled the team to “navigate a complex structure and move decisively to completion.”

Nick Neophytou, managing director at Mantra Group, described the development as a “landmark scheme that will help reshape Abbey Wood and bring high-quality living and hospitality to the area.” He said Maslow Capital was the ideal partner due to its “sector knowledge, pragmatic approach, and ability to handle complex, large-scale developments.”

The scheme reflects growing investor interest in co-living and hybrid-use developments near high-growth transport corridors and is set to play a key role in the evolution of Abbey Wood as a connected urban neighbourhood.
