Landmark submits planning application for 500 PBSA rooms in Birmingham

UK: Landmark Properties has submitted a planning application for around 500 student rooms at 120 Suffolk Street in Birmingham.

As part of a national expansion across the UK, 120 Suffolk Street is set to be the first of several new schemes which Landmark has secured over the last 12 months.

Plans for the redevelopment – adjacent to the Mailbox – have been submitted to Birmingham City Council. Currently used as a car park, the site could deliver around 500 student bedrooms alongside high-quality communal areas and lifestyle amenities.

A short distance from New Street Station – and the major regeneration opportunities at Goods Station, Arena Central, and Paradise – 120 Suffolk Street will support Birmingham’s reputation as a global destination for innovation and academia.

The plans respond to an identified undersupply of PBSA in the city, with recent studies showing a shortfall of up to 31,065 student beds. Student numbers are only expected to grow with the city’s aspiration to create a world-class Birmingham Knowledge Quarter. 120 Suffolk Street has already been identified as a prime location for growth. Planning consent was granted for redevelopment in 2023.

Tristram Taylor, of Landmark Properties, said: “120 Suffolk Street represents our strong investment appetite and thoughtful project delivery plans. Our approach seeks to enhance the City Council’s existing vision for the area by responding directly to the undersupply of student accommodation across Birmingham. Working with our local team, we have engaged constructively through the pre-application process with Birmingham City Council and statutory consultees. Subject to achieving a planning consent in the coming months, we are looking forward to kick-starting construction and delivery as soon as possible thereafter.”

The scheme has been designed by Glancy Nicholls Architects, which has worked in collaboration with Birmingham City Council to develop the approach.

A local and Birmingham-based team including Williams Gallagher (planning), Node (HTVIA), Pareto (PM), Core 5 (QS) also supported the application alongside Flow Design Architects – Landmark’s brand architect.

The application follows Landmark’s first site acquisition in the UK – a site near London’s Euston station. The company is the largest student housing developer in the US.
