UK: LDS Devco has appointed Fresh to mobilise and operate the Biscuit Factory purpose-built student accommodation (PBSA) scheme on Donegall Street in Belfast city centre.
The Biscuit Factory, which will open in time for the 2026/2027 academic year, will offer 724 student beds across a mixture of studios, four-, five- and six-bed ensuite flats.
The on-site amenity provision will include a gym, cinema room, group study room, courtyard, private dining, games room, communal lounge, laundry and bike storage.
Brian McCracken, from LDS Devco, said: “We are pleased to announce the appointment of Fresh as the operator for the Biscuit Factory in Belfast. Fresh’s established reputation for delivering high quality student accommodation across the UK and Ireland makes them an ideal partner for this property.
“Biscuit Factory will provide students in Belfast with a new standard of living, combining modern facilities with industry leading resident support services. Fresh has also created a standout brand identity for the property that reflects our vision for a vibrant and contemporary student community. This partnership underscores our commitment to ensuring students in Belfast have access to exceptional accommodation that supports both their academic success and overall wellbeing,” he added.
Sam Scott, managing director of Fresh, added: “We’re thrilled to be working with LDS Devco on this exciting new partnership and to be growing our presence in Belfast as we add Biscuit Factory to our portfolio. Fresh has a long and proven track record in successfully mobilising new student developments, and this project is a fantastic example of how important it is to get every detail right from the very beginning. Working together with LDS Devco, we were delighted to design the scheme’s branding, which we made sure captures the heritage of the site while creating a modern, vibrant identity that will resonate with students, setting the tone for the entire resident experience from the outset.”
Earlier this year, Fresh was appointed to manage another Belfast PBSA scheme, in Alma Place.
