UK: Lambert Smith Hampton has been instructed by CKC Properties to oversee the disposal of Apex House, a proposed 311-bed coliving scheme adjacent to Watford Junction station.

The developer is seeking either a forward funding partner or a joint venture partner to bring the project to completion. The scheme will operate under CKC’s Kosy Living brand and has an estimated gross development value (GDV) of £104.5 million. It is seeking practical completion in January 2029.

Apex House is located at 1-15 Bridle Path in Watford, within less than a 20-minute journey of London Euston. The scheme was granted planning consent in September last year.

The scheme will feature 24 square metre studios, each with nine cubic metres of storage space. Other features and amenities will include 24/7 staff, access to personal trainers, doctors, and mental health wellbeing and support.

The development will deliver a mix of studio and dual-occupancy coliving units, all operating under an all-inclusive rental model. That all-inclusive approach is a defining characteristic of the co-living product. It simplifies the tenant experience by bundling rent, utilities, and amenity access into a single monthly payment. The scheme targets an estimated rental value of just over £8 million at practical completion.

The Watford Junction location sits close to a number of major employers including KPMG, PwC, Atria Watford, and TJX Europe. Additionally, it sits within the wider Watford business district, which has grown steadily as an out-of-London professional hub. The scheme specifically targets young professionals commuting into London and those working locally across the Watford employment corridor.
