India: Bain Capital and Sattva Group have partnered with the co-living operator Colive to launch a pan-India real estate platform dedicated to rental housing.
The venture began with an initial commitment of $100 million (£73,771 million) and aims to acquire land, develop purpose-built assets, and deliver community-focused rental housing across India’s major urban centres.
As part of the partnership, Colive has also secured $20 million (£14.75 million) in fresh funding led by Bain Capital with support from Sattva Group.
The funding will strengthen Colive’s technology infrastructure, expand its market presence, and reinforce its leadership in tech-enabled coliving solutions.
The platform has already completed initial land acquisitions in Pune and Bengaluru, with nearly 0.5 million square feet of space under development.
In its first phase, it targets 8 to 10 projects in cities including Bengaluru, Pune, and Hyderabad. Residences will be fully furnished, professionally managed, and located close to employment hubs and educational institutions.
Sarit Chopra, partner at Bain Capital, said: “Colive is uniquely positioned to meet growing demand for community-driven living through its technology-enabled model.”
Bijay Agarwal, managing director of Sattva Group said: “The challenge is not demand, but creating quality supply that matches aspirations and lifestyle needs. With this platform, we are positioned to scale solutions that shape how India’s next generation lives and works in cities.”
Colive CEO Suresh Rangarajan said: “This enables us to scale faster, innovate continuously, and build intelligent, community-centered environments that truly feel like home. With India’s rapid urban migration and growing demand for quality rental housing, the Bain-Sattva-Colive partnership positions itself to become a leading force in shaping the future of co-living in the country.”
